When the neighbourhood was subdivided in the early 1850s, advertisements for Town and Villa lots extolled the location as “situated in the most healthy and pleasant part of the City upon a considerable elevation above the Lake", and spoke of its close proximity to the new Parliament Buildings. Today, those ads would promote The Annex’s close proximity to everything the city core has to offer.

Reaching west from Avenue Road to Bathurst Street, and south from Dupont Street to Bloor Street, The Annex is a lively, colourful neighbourhood, drawing much of its vitality from the University of Toronto campus.

It was the establishment of U of T to the immediate south-east that spurred construction of the area’s grand Victorian and Edwardian homes in the late 1880s and early 1900s. Since then, The Annex has been a traditional home for students, alumni and faculty — mixed today with young urban professionals who have been buying and restoring The Annex homes, and injecting new life into this historic Toronto neighbourhood. Closer to Bloor, many former mansions serve as frat houses and offices but, when student rentals come to market, they’re snapped up and converted back to single-family homes.

The majority of The Annex homes are 4 to 6-bedroom century-old semis, carrying a minimum $1-million price tag. The side streets between Bedford and Avenue Road are highly coveted addresses, where a Victorian with only 25 feet of frontage can fetch upwards of $2 million.

The last area for more affordable homes in The Annex is Seaton Village, between Bathurst and Christie, where Palmerston Public School and Vermont Square Park have made the location a magnet for young families. However, even here, prices continue to climb — with a three-bedroom semi, with no parking, typically selling for more than $500,000.

Well served by public transportation, energized by a thriving cultural scene and excellent local shopping and dining, and within easy reach of downtown, midtown and uptown centres, The Annex is among the city’s most sought-after locations and will always be a very safe investment.
