When the Township of East York was incorporated on January 1, 1924, there were 20,000 residents in an area notable for market gardens, brick yards and a race track.

Until the 1988 amalgamation with the City of Toronto, East York held the distinction of being Canada's only Borough. The fact that East York residents chose to remain a Borough for so long is a testament to the small town friendliness that has been a trademark of the neighbourhood throughout its history.

It was after WW 2 that East York's largest period of growth took place, when the housing supply nearly doubled in size between 1946 and 1961.

For many years, East York had Toronto’s highest percentage of senior citizens and empty-nest homes, but these demographics have changed. Young families and first-home buyers have chosen the area because East York home prices are relatively affordable, access to the city’s midtown and downtown is quick and easy via public transport, and Toronto East General Hospital is conveniently situated in the middle of the neighbourhood.

The majority of East York's housing stock was built in stages, beginning in the 1890's and continuing through the early 1960's. As a result, many well-maintained housing styles can be found, differing from one street to the next: two-storey or one-and-a half-storey detached and semi-detached houses, many solid-brick bungalows, and some newer custom designed homes. There are also high rise apartment buildings along Cosburn Avenue between Broadview and Donlands Avenues.
