In the early 1920s, father and son William and James Chaplin registered a sub-division plan for the area of the city located east of Avenue Road, west of Yonge Street, north of Davisville Avenue and south of Eglinton Avenue. The family had been landowners here since 1860, and the Chaplins had very clear criteria for the neighbourhood they intended to create.
Chaplin Estates was to be a high class residential district, and a lengthy list of building restrictions and zoning bylaws accompanied the sale of every property. For example, no semi-detached homes would be allowed, and if stucco was used on a home exterior it could not cover more than half the surface. Most lots were sold between 1921 and 1925, and the majority of the Chaplin Estate homes were built by the early-1930s — with architecture typically presenting attractive renditions of Tudor, Georgian or English Cottage styles.
Today, this is one of the city’s most exclusive, sought-after addresses for discriminating buyers. The Estates' two and three storey detached houses, situated on premium lots with private driveways, are in great demand and short supply — with prices for single-family homes ranging from $550,000 to $1,500,000. Chaplin Estates residents are within walking distance of 'The Eglinton Way' shopping district along Eglinton West — a classy shopping area of high-end fashion boutiques, gourmet food shops, professional offices, restaurants, and the Eglinton'movie theatre. The Yonge street shopping district is also within walking distance of Chaplin Estates homes — with its eclectic choice of unique stores and trendy restaurants.
Chaplin Estates residents can walk to the bus stops on Yonge, Eglinton, Oriole Parkway, and Chaplin Crescent. Davisville and the Eglinton subway stations are also within walking. For motorists, the main east-west arterial roadway is Eglinton Avenue. Residents are about fifteen minutes from the Allen Expressway, and the Don Valley Parkway, while downtown is fifteen to twenty minutes away via Yonge Street or Avenue Road.
