Today, this largely residential area of peaceful, tree-lined streets is seeing an influx of relatively affluent young residents and professionals seeking a location in the city core.

The neighbourhood is bordered by Bathurst Street to the east, Bloor Street to the north and Dovercourt Road to the west, with College Street as its southern boundary.

Most housing stock in this area of the city was built in the late 19th and early 20th centuries, and it is not inexpensive. Stately $Million-plus mansions line Dovercourt and Palmerston Boulevard, and Palmerston at night looks like a scene from Victorian England, with the original globe street lamps lighting the homes and trees. Some of these spacious homes have been painstakingly converted into multi-unit dwellings, and condo developments are also starting to appear.

The more typical Palmerston-Little Italy home is the Victorian semi-detached that lines the many side streets. Provided that the buyer is willing to undertake renovations, these sturdy but often neglected homes begin at around $600,000, often rising to about $800,000 in particularly desirable locations such as Grace Street, between College and Harbord. At the upper end of the price range, purchasers can expect a beautifully renovated home, with a much-desired garage on a larger parcel of land.

Overall, the growing interest in this neighbourhood should not surprise. Palmerston-Little Italy homes and real estate offer quiet residential streets, with quick and easy access to the subway and streetcars, four large green spaces within walking distance, and dining and entertainment close at hand on the Bloor and College strips.
