Founded as a village in 1879, and amalgamated with Toronto in 1889, Parkdale was an upper income residential area for the first half of the 20th Century, noted for the number of mansion-style homes. The area changed dramatically when demolition of the southern section of the neighborhood to build the Gardiner Expressway created a barrier between Parkdale and the lakeshore. Many of the residential buildings in Parkdale remain, but the composition of the residents is very different, including a much higher proportion of lower incomes.
Parkdale is among the city’s the most ethnically diverse areas, with many new immigrants finding their first homes here in Parkdale, attracted by lower rents. However, Parkdale Real Estate is seeing increasing signs of gentrification, as the influence of Queen Street West’s community spreads westward. Hip cafés, lounges, restaurants, condominiums, shops, and art galleries are appearing, and older hotels have been purchased and renovated in a trendy manner.
In particular, the area extending north along Roncesvalles Avenue has seen marked change, with a new mix of younger residents and higher proportion of families compared to neighbourhoods to the west. Many older homes have been smartly renovated and property values have risen accordingly. Some older, family-run businesses have closed, and new restaurants, bars and shops have opened up in their place.
Public transportation by streetcar, bus and subway serves Parkdale homes well, as do the principal commercial centres along Queen Street West and around the King/Dufferin intersection.
